Withlacoochee, “Unit A33”, a privately owned condo,
for a period beginning at 4:00 pm EST ____________________ (date)
and ending at 11:00 am EST on ____________________ (date). The
vacation rental Condo is located at: 20800 River Drive,
Unit A33 Dunnellon, Florida. Located in Marion County Florida.

RESERVATIONS: This reservation will be pending
receipt of the following: a) signed original contract b) $200
deposit c) copy of driver’s license. These items must be
received within 7 days from date of email confirmation and should
be mailed to the following address:

PAYMENTS: All rent payments are due 30 days in
advance of the first day of the rental; failure to pay the rent
will be considered cancellation with less than 30 days notice.
All payments must be made through personal check (only if received
14 days in advance of rental start date), cashiers check, money
order. If the Renter’s check bounces the reservation will
be canceled and deposits forfeited.
RENTER agrees to have no pets. RENTER agrees to pay Monthly Rental
Rate:$1,500 or $1,350 (seasonal) or Weekly Rental Rate:
$600.00 plus applicable State Sales Tax (8.5%) at least
30 days prior to the arrival date; failure to pay on time will
constitute cancellation and be treated as cancellation with less
than 30 days notice. The $200 deposit to hold the Condo converts
to the security deposit.

CANCELLATION: If this reservation is canceled
the entire deposit will not be returned. If the RENTER does not
show up or leaves early, the RENTER is responsible for the balance
of rent for the full term of the contract unless the house is
rented. If official hurricane warnings or evacuation orders are
issued the RENTER may be released from this contract, the rent
will be prorated, and assuming other conditions of this contract
are met the deposit and rent balance will be returned to the RENTER.
This will depend on the specific circumstances of the hurricane.
Owner reserves the right to cancel this agreement in the event
of an emergency or unforeseen event.
SECURITY DEPOSIT will be held until the inspection
of the property, between 5 and 7 days to ensure that the house
and grounds are left in good condition. RENTER assures OWNER that
any tenant who violates any of the terms of this contract shall
be immediately denied occupancy and shall remedy any damages or
other expenses which are caused by the tenant and/or the tenant's
guest(s).The RENTER assumes full responsibility for missing items
and damage to the property, as well as any excessive cleaning
costs, and any other damages resulting from Renter’s or
other occupant’s failure to comply with this contract. These
costs will be deducted from the deposit, if costs exceed the deposit
amount the RENTER will be responsible for all those costs as well
as any costs associated with collection of those costs. Unless
RENTER specifies otherwise deposit will be returned by check.

MAXIMUM NUMBER OF OCCUPANTS: The house is to
be occupied by no more than six (6) persons at a maximum. Therefore,
in the event RENTER allows the premises to be occupied by more
than 6 persons, RENTER will be immediately evicted. RENTER will
also be responsible to pay owner the sum of one hundred and fifty
($50.00) dollars per person in excess of six persons or as entered
above per day the RENTER allows the premises to be occupied by
more than 6 persons. Violation of this provision subjects RENTER
to significant penalties which are necessary to protect the OWNER
because of the fact that this contract is a short term vacation
rental.
NOT ALLOWED: Loud parties or other disturbances
are not allowed. No illegal substances are allowed on the property.
Violation of the ban on loud parties or illegal substances will
be grounds for owner or owner’s agent to require RENTER
to immediately leave the house and forfeit any rent or security
deposit. Hookup or occupation of any motor home or camper is not
allowed.
OTHER CONDITIONS:
A set of Condo rules are in the unit, by signing this contract
the RENTER agrees to observe these rules and is responsible that
other tenants and guests also follows the rules.
The owner and/or owner’s agent shall have the right of access
to the property at any reasonable time for inspections, maintenance,
or repairs with at least 24 hours notice. In an emergency, OWNER
or her agent may enter the premises at any time without securing
prior permission from RENTER. The RENTER and owner agree that
this is rental is regulated under Florida Statutes governing Lodging
establishments (Chapter 509) and that the RENTER is a guest as
defined in those statutes. This rental agreement is a part of
the special contract between the operator and guest as defined
in the statues. The owner and his agent are the operator as defined
in the statues. The house is offered as a Resort Dwelling for
short-term rental not subject to the Florida Landlord Tenant Statutes.
If RENTER abandons or vacates the premises, OWNER may at his option
terminate this Contract, enter the premises, and remove all property.
RENTER may not let, sublet or assign this Contract for all or
any part of the premises.
RENTER assumes full responsibility for fulfilling the terms of
the Contract for the period stated and assure the OWNER full recourse
for the payment of any amount outstanding from the total amount
due in accord with the terms as stated above including any outstanding
or unpaid charges that are the responsibility of the RENTER.
Please return keys as instructed on written information sent to
you prior to your arrival. If keys are not returned per instructions,
a new lock will be installed and the cost will be taken out of
the deposit. Keys are not to be duplicated.
Upon not less than 24 hours notice, RENTER shall make available
to OWNER or their agent for the premises of entering to make necessary
or convenient repairs.
RENTER agrees that he/she shall not paint or make alterations
to the property, including changing existing locks or adding new
ones, without the OWNER'S written consent.
RENTER agrees to indemnify and hold OWNER harmless from all liability,
loss or damage arising from any nuisance or harm made or suffered
on the premises by the RENTER, tenants, or guests or from any
carelessness, neglect, or improper conduct of any persons entering,
occupying or visiting the premises.
In the event that any action shall be commenced by either party
arising out of, or concerning this contract or any right or obligation
derived there from, the prevailing party shall be entitled to
receive attorney's fees as fixed by the Court in addition to all
relief at law or equity.
Either party may terminate this Contract in the event of a violation
of any provision of this Contract by the other party in the manner
and as provided by law.
Both parties agree to the use of electronic communications in
the place of written communications, and to accept electronic
communications as binding. I have read and understand this contract

THE FOLLOWING ARE THE HOUSE RULES FOR THE LANDING OF THE
WITHLACOOCHEE. WE ASK YOU TO FOLLOW SO THAT WE WILL ALL BE ABLE
TO ENJOY IT FOR YEARS TO COME.
DURING YOUR STAY
CHECK IN/OUT - Check in 4:00 PM EST, Check out
by 11:00 AM EST , No Exceptions. Please respect other families
arriving after you expect it clean and ready just as you did.
NO SMOKING is allowed in the house—UNDER
ANY CIRCUMSTANCES. Please smoke outside, but do not throw
butts on the ground or on the deck.
ANY PROBLEMS - If anything goes wrong, please
call, please call the owners first. This person lives in the immediate
area and will normally be available to make sure everything is
okay. The owner can usually be reached at this number (727) 458-3001
cell.
PLUMBING PROBLEMS – If you have plumbing
problems, call the designated person on the telephone. DO
NOT USE LIQUID PLUMBER OR THESE TYPES OF PRODUCTS. Prevent
problems by not flushing sanitary products in the toilet and by
wiping plates of food in the trash before washing in the sink.

WINDOWS AND DOORS – Always lock windows
and doors when you leave. Sudden windy rains do occur and water
can get into the house if not securely closed.
LINENS - We do not provide linen service. You
can, however, use our private sheets, pillows, and blankets. You
are welcome to use them.
DISHES – Dishware, glassware, kitchenware
and/or utensils have been provided in the Condo as a guest convenience.
These materials have not been sanitized.
TELEPHONE - You can receive calls and make local
calls toll free. You will need a calling card or credit card to
make long distance or toll calls. You can call 800 numbers but
not 900 numbers. You can receive calls. The phone number at the
house is (352) 522-1976.
DISTURBANCES - No loud or destructive parties
are allowed. People come here for peace and quiet. Should you
violate this, you will be evicted. Illegal drugs of any kind are
not allowed at any time.
FURNITURE - Moving furniture is not suggested,
but if you wish to do so, please lift the furniture off the ground.
WASHER/DRYER – The washer and dryer is
meant as a convenience during your stay. Do not overfill with
clothes. Check lint drawer on dryer. Throw lint in trash, not
sink.
GROUNDS FOR EXPULSION: Violation of house rules
are grounds for immediate expulsion and loss of all rent and deposits.
Other reasons for expulsion include: breaking terms of the contract,
more people staying in the house than contracted for; disturbing
the neighbors; unauthorized pets; keeping the house excessively
dirty; negligence, property damage or other reasonable reasons.
Your deposit and rent will be forfeited as stated in the contract.
BEFORE YOU LEAVE THE CONDO
CLEANING: Please leave the house as clean as
you found it. in clean condition. A $50.00 cleaning fee will be
charged if normal cleaning can not be conducted. The difference
will be taken from your deposit .
FOOD: Do not leave any food or it will be thrown
away—this includes food in the refrigerator and freezer.
GARBAGE: Please take the garbage out when you
leave and place it in the large bin in front of the Condo. Don't
leave bags of garbage out overnight as it will attract ants.
OUTDOOR ITEMS: Make sure all outside items are
secure so they won’t be blown into the Glass doors. Do not
leave any loose trash, bottles outside or items that can be propelled
on a windy day.
WINDOWS AND DOOR: Close and lock all windows
and doors when you leave.
LIGHTS: Turn off all lights including lights
outside.
AIR
CONDITIONER/HEATER: Turn the air conditioner/heater up
to 82 degrees. Controls are located in the hallway near the master
bedroom
DEPOSIT: We truly hope we will never have to
keep your deposit. Please follow these rules as well as the contract
so that we will not be force to keep any part of your deposit.
